We bought this lot when we were looking for a place to retire on the beach. The incredible views, in a planned development with paved roads, it’s own water supply and the fact that it is a beachfront property sold us.

This lot is in a development of homes in the area just south of San Felipe called South Beach. There are many gorgeous homes on the brick paved roads in this beautiful community. Most home owners live there on a permanent basis. The community has it’s own private well for water supply. There is electric, water and sewer ready. For the GPS users, San Felipe coordinates are 31° 1' north latitude; -114° 50' west longitude (I got them from Google Earth). The beach lot is 30° 57' 41.5" north latitude and -114° 46' 33.3" west longitude.

Nearby is an active airport with tower and paved runway. They carry 100/30 AV gas and Jet-A.

We have completed the Fideicomiso bank trust process and are fully documented owners with the Mexican title to show for it. The property is registered at the public real estate registry in Mexicali for San Felipe property. We also went through a Stewart Title and got title insurance for our own piece of mind. They were so thorough and helpful as we went through the process with the Notario. The resulting title is quite a document or book as they call it, a real work of art, though rather easy to obtain. We have full control and ownership of the land on a permanent basis, no lease, no time expiration. The title will transfer to you with the same permanent ownership rights that we have.

The town of San Felipe is on the western bank of the Sea of Cortez (eastern coast of Baja). It’s a fishing town that is rather quiet, rustic and basically quite clean. San Felipe has always been a fishing village due to the abundance of ocean resources including shell fish and "game fish" which are regularly caught. Along the city beach walk there is a row of very good restaurants. Behind that is a street filled with stores for shopping. We enjoy walking the streets in the evening, taking in an open air restaurant and watching the sun set over the Sea of Cortez. There is a whole host of other businesses including, grocery stores, banks, laundry, bakery, discos, gas stations, many hotels, resorts and restaurants, internet centers, photo center, copy center, off-road cycle and ATV rentals, etc. San Felipe is well established as a haven for off road activity and races due to the great number of back roads through the Baja. They also have a well equipped modern hospital, a new Cancer Center, and the Star Health Center, veterinarian, as well as doctors and pharmacies in town. The town has most modern technologies including cell phone and internet access that allows telecommuting and operating a business from home out of the country or just staying in touch. There is great golfing at El Dorado Ranch, north of town. The Lions and Rotary Clubs meet regularly and are active in town. East of town is good hiking trail with a small stream and waterfall at the foot of the mountains.

It’s about the same latitude as Rocky Point and takes somewhat longer to drive there from Phoenix, about two hours past the border of California. The weather is wonderful year around, often described as "Mediterranean," averaging around 70-75 degrees in the winter with cool nights, just like Rocky Point. But there is a difference. The water is drinkable in the community and you don’t have to haul it in to your home tank with water buffalo trucks. The beach is quite clean and so is the sea water. There are no mud flats in the sea when the tide goes out like Rocky Point. The town is quite clean and crime free.

Living is cheaper in here in San Felipe than in Rocky Point. The condo boom has pushed up prices so much that I’m not sure why anyone would want to live in Rocky Point. Here in San Felipe, the boom hasn’t quite hit. We were seeing the start of it (about 10 years behind Rocky Point) until the world economies hit a slump. In fact, you can live quite well on only a fraction of what you need here in the U.S. and you are only two hours below the U.S. border! It is a rather interesting study in economics, but the bottom line is that the basic necessities of life and taxes are far less expensive in Mexico. Businesses just don't have to charge as much and people don't have to make as much to live in Mexico.

There is a project to promote tourism called FONATUR, Fondo Naciaonal De Fomento Al Turismo, which is a government agency responsible for the development of tourism. Along with the Secretary of Tourism (SECTUR), they have targeted the Baja peninsula and the communities along the Sea of Cortez for the development of the Escalera Nautica, or Nautical Staircase. Their aim is to "promote the accelerated growth of nautical tourism" in the region. This will be great for property values and provide additional sailing and boating opportunities along the Baja coast.

There are many annual events held in San Felipe each year, including the Score Baja 1000 which passes through the town, Score San Felipe 250, the San Felipe Grand Prix (Moto Cross), (and other off road races), the Hobie Cat regatta, the Charity Golf Classic, the Tequila Festival that is held in the center of town on the malecon (main street) as is Carnival Week, the San Felipe Shrimp Festival, the Paella Festival, the New Year’s Eve Festival, the Marina Nacional celebration, Olympiad de REMO and the Blues and Arts Festival. Other fun events are on the calendar also.
